STEVEHOLLY

Real Estate BrokerServing Sandpoint and North Idaho

Steve Holly, real estate since 2009.

In December 2008, Steve Holly and his wife took their one-month-old son home for Christmas to visit family. Watching his father-in-law, who had worked in real estate since 1978, run his business while still being fully present for his family, something clicked.

A few months later, Steve had his real estate license. He and his wife moved home, where Steve spent the next six years learning the business firsthand from someone who had already been doing it for three decades.

After his father-in-law passed away in 2015, Steve and his family started a new chapter in North Idaho. He built his practice from the ground up in Sandpoint, carrying forward what he had learned: know your business, tell people the truth, and take care of them well.

Today, Steve works with buyers and sellers throughout Sandpoint and North Idaho, including Bonners Ferry, Coeur d’Alene, and the communities in between. Much of his work involves people upsizing, downsizing, relocating, or simply figuring out what the next chapter should look like.

For many of them, North Idaho itself is part of the reason for the move. Schweitzer Mountain, Lake Pend Oreille, the Kootenai River, and millions of acres of public land make this a place where the lifestyle is often every bit as important as the house.

Around 30 is balanced. Lower scores lean toward buyers. Higher scores lean toward sellers, with 45+ indicating strong seller conditions.

Steve's take: Sandpoint has tightened up a little. There are 12 fewer homes for sale than on October 7, and the index has edged up to 30. The report points to sales outpacing supply. I'd watch whether that holds before expecting stronger pricing. A higher asking-price median alone doesn't mean home values rose.
