Sandpoint and North Idaho

North Idaho Communities

Explore Sandpoint, Bonners Ferry, Sagle, Hope, Dover, and other North Idaho communities through the location and property choices that shape daily life.

Choosing a location

Where you live changes how you live.

A home near downtown Sandpoint, a place on the lake, and a few acres outside Bonners Ferry can all be good choices for entirely different reasons. The right community depends on where you want to spend your time—and what you want to come home to.

This is a starting point for comparing the places I work in and around Sandpoint and Bonners Ferry, not a claim that every property within a town's boundaries is alike. Once an area catches your interest, the next step is to look closely at individual properties.

Other communities to consider.

These are brief introductions, not substitutes for seeing a property in person. The details that matter most can change from one road or parcel to the next.

Sagle

Just across the Long Bridge from Sandpoint, Sagle is worth exploring if you want more room without giving up relatively convenient access to town. Compare the actual drive and road conditions; two Sagle addresses can offer very different routines.

$998,000 median list 63 for sale 119 median DOM 52% reduced

Steve's take

Sagle has fewer homes for sale, but pricing still needs care. The median asking price is unchanged, and just over half the listings have had a price cut. The report says sales have been running ahead of new inventory. I'd watch for that to turn into steadier pricing before calling a shift.

Hope

East of Sandpoint along Lake Pend Oreille, Hope attracts buyers drawn to the lake and surrounding landscape. Pay attention to the specific property’s access, slope, utilities, and how often you expect to travel into Sandpoint.

Dover

Close to Sandpoint, Dover is an option for buyers who want to stay near town while considering a different residential setting. The particular neighborhood and property will matter more than the town name alone.

Priest River

West of Sandpoint, Priest River can enter the conversation when buyers are looking beyond the immediate Sandpoint area. Consider where your regular trips will take you and whether an in-town or more rural property better suits your plans.

Ponderay & Kootenai

Ponderay and Kootenai sit immediately around Sandpoint and function as part of the same close-in daily orbit for many buyers. Both offer quick access to Sandpoint, shopping, schools, and services, so the better comparison is usually the individual street, neighborhood, and property rather than the city name alone.

Report unavailable: inventory too low. No current statistics are reported.

No current inventory count was supplied. Missing figures do not mean zero.

Steve's take

Altos isn't publishing a Ponderay report because inventory is too low. That doesn't mean there are no homes for sale or tell us which side has the advantage. I'd look at the individual listings and recent comparable activity. The October 7 figures remain in the history, but they aren't current numbers.

Kootenai market snapshot · October 16, 2026

$535,000 median list 5 for sale 35 median DOM 20% reduced

Only 5 active listings were reported; changes in the mix can move medians and percentages sharply.

Steve's take

Kootenai is still too small a sample for sweeping conclusions. Inventory went from three homes to five, and the median asking price fell $40,000. The report still describes soft demand and pressure on prices. I'd look closely at the actual competing homes before deciding what that means for a particular property.

Naples

Between Sandpoint and Bonners Ferry, Naples may appeal to buyers exploring a more rural setting. Road access, snow removal, water and septic systems, and the distance to the services you use deserve a property-by-property look.

$849,000 median list 15 for sale 147 median DOM 40% reduced

Only 15 active listings were reported; changes in the mix can move medians and percentages sharply.

Steve's take

Naples has tightened some, with inventory down to 15 homes and the index up from 23 to 25. The report points to sales outpacing supply, but the typical active listing has been on the market longer. With so few homes, a higher asking-price median isn't enough to call a broad price increase. I'd watch whether demand keeps improving.

Moyie Springs

Near Bonners Ferry, Moyie Springs offers another starting point for a Boundary County search. The practical questions are the same ones that matter throughout rural North Idaho: access, utilities, land use, and the day-to-day drive.

$579,000 median list 11 for sale 154 median DOM 36% reduced

Only 11 active listings were reported; changes in the mix can move medians and percentages sharply.

Steve's take

Moyie Springs has tightened noticeably: inventory fell from 16 homes to 11, and the index rose from 25 to 29. The report points to sales outpacing supply. That could give sellers more room if it continues, but the remaining homes have been sitting longer. I wouldn't assume every listing has gained leverage.

Athol

Farther south, Athol is worth considering when your search extends toward Kootenai County. Before comparing it with Sandpoint-area properties, decide which town you expect to use most for work, errands, and recreation.

Coeur d’Alene

Coeur d’Alene offers a different urban and regional setting from Sandpoint. If both are on your list, compare the daily lifestyle and travel patterns first, then narrow the search to neighborhoods and properties that fit.

Narrow the search

Before choosing a town, think about an ordinary week.

Where will you buy groceries, work, meet friends, or take the kids to activities? How much driving are you comfortable with in winter? If you're looking at acreage, how much time do you want to spend maintaining it?

Those answers often do more to refine your search than anything else. Once you've identified a few areas, compare the actual roads, utilities, access, and property features—not just the asking prices.
